Are Gas Boilers Being Banned? What UK Homeowners Actually Need to Know

“Is my gas boiler about to be illegal?”

It is one of the most common questions we get asked in Norwich, and no wonder — the headlines have been alarming for years. “Gas boiler ban”, “2035 deadline”, “boiler tax”. Much of it is exaggerated or simply out of date. Here is the accurate position as of 2026, so you can make decisions based on fact rather than fear.

The short answer: no, your gas boiler is not banned

Let us be clear at the outset. You can still buy, install and replace a gas boiler in an existing home in 2026. If your boiler breaks down next week, you are fully entitled to fit a new gas one. There is no law forcing you to rip out a working boiler or barring you from replacing it. Anyone telling you otherwise is misinformed or trying to rush a sale.

So where does the confusion come from?

Several separate policies have been blurred together in the press. It helps to take them one at a time.

1. The Future Homes Standard (new-build homes only)

The Future Homes Standard is the policy people most often mistake for a general boiler ban. The final rules were published in March 2026 and come into force in 2027. Crucially, this applies to newly built homes, not existing ones.

The standard does not name gas boilers as “banned”, but it sets carbon and efficiency targets that a gas boiler cannot realistically meet. In practice, this means new homes will be built with low-carbon heating — typically heat pumps or connections to a heat network — rather than gas boilers. If you live in an existing house, this does not affect you.

2. The scrapped 2035 phase-out

You may remember talk of phasing out the sale of new gas boilers in existing homes by 2035. That specific proposal was dropped. Government policy since has leaned towards incentives — such as the Boiler Upgrade Scheme grant — rather than outright bans to encourage households to switch when the time is right for them. Always check gov.uk for the latest, as energy policy does evolve, but as things stand there is no confirmed date banning replacement gas boilers in existing homes.

3. The Clean Heat Market Mechanism (the “boiler tax”)

This one sounds scary but does not target you at all. The Clean Heat Market Mechanism sets heat-pump sales targets for boiler manufacturers, not homeowners. It is aimed at the companies that make boilers, encouraging them to sell more heat pumps. It does not stop you buying a gas boiler, though manufacturers may factor any associated costs into pricing over time.

What this means for you as a homeowner

Putting it together, here is the practical reality:

  • Existing home, working boiler: Nothing to do. Keep servicing it annually to stay safe and efficient.
  • Existing home, boiler on its last legs: You can replace it with a new gas boiler if that suits you. You can also choose a heat pump and potentially claim the £7,500 Boiler Upgrade Scheme grant (see gov.uk for current amounts and eligibility).
  • Building or buying a brand-new home from 2027: Expect low-carbon heating as standard rather than a gas boiler.

Should you switch to a heat pump anyway?

That is a genuine question worth asking — but for the right reasons, not out of panic. A heat pump can lower your carbon footprint and, in a well-insulated home, prove cost-effective to run, especially with grant support. On the other hand, if you have a relatively new, efficient gas boiler, there is no urgency to replace it.

A sensible middle path for many Norfolk households is to make your home “heat-pump ready” over time — improving insulation, and choosing larger radiators when you next upgrade — so that whenever you do switch, the transition is smooth and cheaper. Good insulation lowers your bills regardless of what heats your home.

Watch out for scare tactics

Because the headlines are confusing, some firms use “the ban is coming” as a pressure tactic. Treat urgent, fear-based sales pitches with caution. A reputable installer will explain your options calmly, respect that a gas boiler remains a legal, valid choice, and never rush you into a decision that does not fit your home or budget.

The bottom line

Gas boilers are not banned for existing homes in 2026. The real changes apply to new-build properties from 2027, and the wider direction of travel is towards low-carbon heating supported by grants rather than mandatory bans. You have time, and you have choices.
